Who are the buyers of luxury homes in Barcelona? What do they value in a prime property? How do they like the sales process to be? These are the questions we’ll answer in this article to define the profile of people who buy in the residential luxury sector. 

First things first: What is a luxury home? 

Generally speaking, three levels are considered within the high-end residential segment: 

  1. · Properties priced above 10 million euros, which account for approximately 8% of the total.
  2. · Properties priced between 5 and 10 million, which account for approximately 42%.
  3. · Those priced between 3 and 5 million, which make up approximately 50%.

We can see that the second and third ranges are where there are more opportunities and more supply available. 

As for the average price of a luxury home in Barcelona, it rose by 4.8% in 2025 and now stands at 6,700 euros per square metre. 

The neighbourhoods where premium buyers purchase

In Barcelona there are several neighbourhoods or areas that are attractive to luxury buyers, among which the following stand out: 

  1. · Sarrià Sant Gervasi, with a price per square metre of 7,051 euros and an annual increase of 11.1%.
  2. · Eixample, with a price per square metre of 6,496 euros and an annual increase of 5.7%.
  3. · Les Corts, particularly the Pedralbes area, with an average price per square metre of 6,536 euros and an annual increase of 10.4%.

In all of these neighbourhoods, both domestic and international demand has increased. 

Who buys luxury homes?

Where do they come from, how old are they, what do they do for a living? Let’s look at this below, based on data from the Tecnitasa Group report:

They are international buyers

High-end property buyers are, in their vast majority, international, and tend to come from France, the United Kingdom, Switzerland, Belgium, Germany and the Netherlands. In recent months, buyers from the United States and Central and Eastern Europe have also stood out.

They tend to be young or over 60

There are two age ranges among buyers: 

  1. · Young people aged between 30 and 40 who work in technology or other sectors that allow remote work. They tend to place importance on proximity to international schools, leisure centres, prime gyms and exclusive shops.
  2. · People aged between 60 and 65 who already have consolidated wealth and are looking for a place to enjoy once retired or as retirement approaches. They place more importance on properties near the sea, sunshine and views.

They are well-informed

They’ve gathered information and have spent time studying Barcelona’s prime market; they know what they want, how and where. When they approach a real estate agency, they have a clear idea of what they’re looking for, although they remain open to advice.

They’re willing to pay more for unique architectural features

Luxury buyers value features such as hydraulic mosaic tiles, leaded stained-glass windows or ornate façades, and are willing to pay up to 40% more for buildings or homes that have these features.

Aspirational profile vs. investor profile

Among luxury home buyers, we find two distinct profiles: 

  1. · Those who want to live in a specific building, in a particular area, and who value the views, the space and the location — in other words, aspirational buyers.
  2. · Those who see premium residential property as an investment and assess whether the property they buy can appreciate in value in the future — in other words, they’re looking for returns and want to diversify their asset portfolio.

What does a high-end residential buyer look for in Barcelona?

This is a demanding buyer, both in terms of what they buy and the purchasing process itself. These are the elements that stand out most in this type of buyer’s goals:

Primary or semi-permanent residence

In some cases they’re looking for a primary residence in Barcelona, and in others a base from which to travel to other countries. They don’t usually buy for holiday use.

Spacious homes

The surface area these buyers tend to look for is between 120 and 200 square metres. However, in the upper part of Barcelona, the surface areas sought often exceed 200 square metres and include garden areas, parking and a pool.

Luxury micro-areas

Luxury is no longer concentrated in an entire neighbourhood, but rather in smaller areas, streets or stretches of streets that are especially attractive to buyers.

A combination of design and energy efficiency

Luxury buyers look for homes that are energy efficient, designed to make the most of natural light, and that offer continuity between gardens and outdoor areas and the interior.

Discreet, integrated technology

Technology matters, but it shouldn’t affect the design, which is why features such as home automation, underfloor heating, controlled mechanical ventilation and solar energy are important.

High-quality materials 

Luxury residential buyers choose premium materials such as veined white marble for floors, bathrooms and staircases, dark marble for living rooms and worktops, natural stone for terraces or roofing, bronze, brass or copper for taps, handles and fittings, and fine woods for floors, panelled walls or doors.

The home as a complete lifestyle ecosystem

A home isn’t just a place to work; it’s a place for wellbeing and health care, which is why many luxury buyers value spa areas, gyms or rooms set up for remote work. Buyers aren’t purchasing a home, but a lifestyle.

Privacy and security

These are two important elements in luxury homes, influencing both the location of the property and the measures taken to maintain privacy and security: AI-powered smart perimeter cameras, security glass, anti-hacking home automation, biometric access control, panic rooms, plant-based enclosures or smart glass that turns opaque are among the features valued in high-end homes.

Exclusivity and confidentiality in the sales process

Luxury real estate agencies in Barcelona that focus on high-end sales processes know they differ from standard ones. Confidentiality is extremely important, which is why confidentiality agreements are often signed so that information about the buyer, seller and property isn’t made public. 

Exclusivity isn’t reflected only in the properties themselves, but also in access to listings that don’t usually reach the open market, high-quality virtual tours for those who can’t travel to view the property in person, and premium services such as relocation management or interior design. 

In some cases, luxury buyers look for a personal real estate shopper who focuses solely on that transaction, carries out viewings and assesses opportunities in order to advise on the best option. 

Ultimately, today’s luxury buyer is a demanding individual who values luxury features, but who also cares about their own wellbeing and that of their family, as well as environmental care and sustainability.
